The community of Rancho Penasquitos is located west of Interstate 15, north of Los Penasquitos Canyon Preserve, south of the community of Rancho Bernardo, and east of the Torrey Highlands community. Interstate Route 56 traverses east-west through the central portion of the community. Rancho Penasquitos encompasses approximately 6,500 acres including Black Mountain Regional Park. Black Mountain contains an abundance of hiking trails, mountain biking trails and has some amazing vistas from a top Black Mountain stretches to an elevation of 1,500 feet.
The population of Rancho Penasquitos is approximately 55,000 and growing. Approximately 51 percent of Rancho Penasquitos is designated for residential development, 34 percent for parks and open space, and 2 percent for commercial. The community has a diverse topography that is characterized by numerous canyons, hillsides, rocks and ridges. Penasquitos means little crags or rocks in Spanish.
Rancho Penasquitos is in the Poway Unified School District, which is a highly desirable, award winning school district. Several of the schools here are recognized for high test scores and have received awards of excellence in education. For continuing education students, Palomar College offers classes at an extended location in Rancho Penasquitos.
Highly sought after for its excellent schools as well as convenient location, Rancho Penasquitos remains a surprisingly reasonably priced San Diego Community. Homes range from the low $300,000’s to just over $1Million. Penasquitos shares it boarders to the north with the prestigious Del Sur community. And the desirable, newer community of Torrey Highlands can be found within its borders. How do you find the right inspector? Look for an expert on pre-purchase home inspections, not simply a renovation contractor or a friend who can tell copper from galvanized pipes. There are specialists in most cities, or you can obtain a list from a real estate agent. Ask for recommendations from friends who have recently purchased homes. Most inspectors have some background in building or engineering, and have had additional training related specifically to residences. Call several companies, and ask about the background and training of the staff, as well as their rates.
