Sellers often ask me, just how important are good school districts for resale value?  Well, the California Association of Realtors surveyed future home buyers and asked them just that.  Three out of five buyers said school boundary lines would be a factor in selecting their next home.  Take a look at just how important school attendance boundary lines are:

Curb appeal and Selling Your San Diego Home

One of the biggest tips, and often overlooked tasks, to netting top dollar for your San Diego investment is to have inviting curb appeal.    People judge on what they see first- your home’s outer attributes, or curb appeal.  So, what can you do to improve your homes first impression?  The following tips will help get you started.

First begin by tidying and cleaning up the exterior of your home.  Pick up any newspapers trash, leaves and overgrown foliage.  Move recycle and trash bins to the rear of the yard, if possible.
Secondly, make any necessary repairs before putting your home on the market.  For example, gutters that terminate improperly- too close to the house or not at all.  Take down antennas, satellite dishes, etc. that no longer are in use.  Touch up faded paint and if necessary repaint the exterior.  It will give the home a fresh, ready to move into look.  In San Diego’s real estate market this is super important as more than likely you will be competing with “flip” properties where the investor has typically made every inch of the home shine so he or she will be able to net top market dollar for their investment.

Thirdly, power-wash siding, walls and roof tiles.  However, don’t become over zealous so you chip paint off. Clean all windows inside and outside.  Keep walk-ways swept, tidy and clear.  A clean home is a welcoming site to everyone!
Fourth, trim any trees or overgrown bushes that hide or darken your home.  I have never met one buyer in all my years in real estate who said, that house is just too bright!  Buyer’s don’t say that- they want bright, warmth and abundant light in their new home!  A dark home is a sure deal killer.
Lastly, improve your landscaping, if needed.  This can be as simple as picking up bright blooming outdoor plants and placing them by the entry door, or as complex as adding landscaping to the front.  In fact, desirable landscaping has been shown to shorten market times by as much as six weeks!
When readying the exterior of your home for the market, keep an eye on your neighbors and be sure you do not over improve the value of your home.  You want you home to stand out slightly above the rest, while keeping as much profit in your pocket.  There is a fine line between doing too much and not doing enough.

Scripps Ranch Real Estate Market Update

During the month of March, Scripps Ranch saw a much higher number of new homes being listed than it did in March of 2013.

* 91 Homes were listed in March 2014 compared to 67 homes in 2013
Pending sales increased slightly in 2014
* 67 pending home sales in Scripps Ranch in 2014 compared to 55 in 2013
The big surprise was the increase in the median sales price for Scripps Ranch homes

* In March of this year, the median sales price was $650,000 up 9.78% from last year when the median sales price was $592,500
The percent of original list price received dropped this March
* In March 2014 97.5% was achieved compared to a more robust March in 2013 where 99.7% of the list price to sales price was recognized
Overall the months supply of available inventory in Scripps Ranch did not increase much from last year at this time keeping it a seller’s market.
* 1.7 months of available homes for sale in Scripps Ranch in 2014 compared to 1.5 months in March of 2013.
What does this all mean for Scripps Ranch homeowners?
While inventory for available homes remains at an all time low level, demand has softened a bit.  However, when buyer’s do finally find their dream home, they are offering very competitive prices and thus helping to continue to drive values up in Scripps Ranch.  With the shortened supply, our market in Scripps, as well as most of San Diego, remains a seller’s market.

Offering Over the List Price

If you have been shopping for a home in San Diego for a while it is no surprise the competition is fierce.  As a full time San Diego real estate agent, I can tell you numerous stories of the lengths people will go to to have their offer be the one the seller selects.  Cookies, wine, personal stories and flowers are just a few of the offerings buyer’s give to seller’s.  But ultimately at the end of the day the thing most seller’s look for is the highest and best offer.  Hence many buyers find themselves offering over the listing price for their perfect home.

The truth is an additional $20,000 or $30,000 dollars in a mortgage roughly equates to giving up that daily Starbucks.  Most people can afford the small increase in their payment as our interest rates remain extremely low, making money, well “cheap”.

The chart below, provided by the California Association of Realtors, illustrates the trend in offering over the listing price.  Throughout California in 2013, we saw highest increase in offers over list price.  50% of the time offers came in over the seller’s asking price.  This is a huge leap and reflective of the abnormally low inventory throughout our state.  California as well as San Diego continues to be a seller’s market!

Top Reasons Why Housing Inventory Is So Low In San Diego

Why is the inventory so low in San Diego?

This is a question everyone is asking.  While there is not one easy answer, there are many contributing factors.

American HouseFirst, following the collapse of the housing market, home prices along with historically low interest rate led to a very affordable housing market.  Buyers and investors who were in a position to buy did so at a rapid pace.  Much of the lower-priced inventory throughout San Diego was absorbed very quickly.

Secondly, as foreclosures and short sales moved into the hands of new owners, the supply side of homes did not increase much.  Furthermore, poor economic conditions played a huge role in a decline in new construction.  We simply were not and are not building new construction at a pace to outpace future housing need.

Thirdly, there is an estimated 15 % or 1.3 million homeowners still underwater in California yet many are finding ways to stay in their homes.  Loan modifications are becoming successful and the gap of underwater verses market value is shrinking.   Much of our foreclosure and short sale inventory in San Diego has simply dried up.

Lastly, to add fuel to the fire, I see a growing trend of many investors holding onto their inventory rather than “flipping” it.  Thus keeping their assets off the open market.

The low inventory environment, and high demand, is however great news for sellers.  Most sellers in San Diego can expect multiple offers if there homes are well priced. If the home is especially unique, buyer’s will often times find themselves in a bidding war agreeing to pay over appraised value.  As long as demand stays high, inventory low, it truly marks San Diego history as a great time to list and sell your home for top dollar!

 

February 2014 San Diego Home Sales

Real estate sales in San Diego continue to remain strong.  The average sales price for condos as well as single family homes rose from February last year.  The average sales price for San Diego condos and town homes was $359,490 for the month of February.  Compared to last year when the average sales price was $313,311.   Similar, single family homes in San Diego rose to an average sales price of $596,907 compared to $521,946.  

The chart below, provided by the San Diego Association of Realtors illustrates the median sales price for both condos as well as single family homes here in San Diego.  Overall, it is easy to see the upward trend in real estate.

The average number of days on the market, also referred to as the amount of time required for a home to sell, has also shorted since last year.  For condo’s, the actual market time in February this year was 56 days which is down compared to 74 days last year.  Single family homes last month also saw a significant drop from 54 days in 2014 compared to 70 in February 2013.  

In general, the data supports that we will have another great year in San Diego’s housing market.
